Dubai has become one of the world’s leading destinations for global investors. Its strategic location, progressive policies and strong economy make it a preferred choice for those looking to establish long-term ties in the region. Among the most important pathways for foreign investors are the investor visas, which allow individuals and their families to reside in Dubai while maintaining and growing their business interests.
This blog outlines the three main types of investor visas available in Dubai: the two-year, five-year and ten-year options. It highlights the differences that applicants should understand before choosing.
Investor visas provide foreign nationals with the right to live in Dubai while holding business or real estate investments. These visas are issued for varying durations, allowing investors to establish and expand their ventures with the security of legal residence.
The two-year investor visa is typically linked to real estate ownership in Dubai. Investors must hold property with a minimum purchase value of AED 750,000. In cases of mortgaged property, at least 50 per cent of the value or AED 750,000 must be paid, with a no-objection letter from the bank.
The application process involves providing a passport, title deed or e-Certificate of Title, personal photographs, health insurance, Emirates ID (if applicable), a certificate of good conduct and proof of existing visa status. Once approved, the applicant undergoes a medical examination, after which the visa is issued within 7–10 working days.
The five-year investor visa offers longer stability and is available to both property investors and entrepreneurs. For property investors, the criteria require investment in real estate valued at no less than AED 2 million. This can include off-plan properties purchased from approved developers, provided the total meets the threshold. The property must be retained for at least two years.
Entrepreneurs can also apply for a five-year visa if they have an existing project with a capital of at least AED 500,000 or approval from an accredited business incubator. This visa permits family sponsorship and, in certain cases, the inclusion of executives.
The key advantage of the five-year investor visa is its duration. It reduces the need for frequent renewals, offering investors greater convenience and long-term planning opportunities.
The ten-year investor visa is the longest available option and is aimed at high-value investors and entrepreneurs.
To qualify, an individual must meet one of the following conditions:
Applicants must retain their investment for at least three years and the funds must not be loaned. Additional eligibility routes include owning or being a partner in a registered business generating annual revenue of no less than AED 1 million or having a proven entrepreneurial record, such as selling a previous project worth AED 7 million or more.
This visa offers flexibility in family sponsorship, allowing spouses, children of any age and even domestic support staff.
The three types of investor visas differ in terms of eligibility, duration and investment thresholds:
These differences make the shorter-term visa suitable for moderate investors, while the five-year and ten-year options cater to individuals seeking long-term security and broader opportunities.
Investor visas are issued within the framework of Dubai’s regulatory system. Property-related visas are managed by the Dubai Land Department, while business-related visas may involve approvals from relevant economic authorities.
Investors should also consider whether their primary focus is real estate or business operations. Property-based visas require ownership to be maintained for the prescribed period, while business visas demand active involvement in entrepreneurial or corporate activities. Choosing the right jurisdiction and licence structure ensures compliance and maximises the benefits of residency.
